c. Research Planning, Building and Community Design Review Board restrictions and requirements

d. Research Code issues

e. Schematic floor plan and perspective study


3. Design Development


 
a. Further development of the approved Schematic Design floor plan

b. Development of the reflected ceiling plan

c. Interior and Exterior Elevation studies

d. Initial appliance, equipment and fixture specifications


4. Construction Documents


 
a. Planning & Neighborhood Design Review submittal if required

b. Completion of floor plan, reflected ceiling plan, interior and exterior elevations and details

c. Building Permit submittal

d. Request for Preliminary Estimate if there will be a negotiated Bid

e. Completion of appliance, equipment, fixture and finish specifications

f. Completion of the "Construction Set" for the Contractor


5. Construction Administration


 
a. Request for Contractor Bids

b. Review of Bid(s)

c. Supervision as required to address unforeseen site conditions and to clarify design details as needed

d. Review of fabrication shop drawings

e. Site visits during construction


6. Fabrication Management


 
a. Coordination and management of custom items provided by Cheng Design
